Beautiful Ocean Front Condo & Spa boutique style building consist of only 60 units and features beautiful breakfast/cafe bar, full sized cabana areas, pool, updated fitness room and direct access to beach from
pool deck.

This intimate boutique single non-smoking studio room offers: a queen size bed w/Duvet Covers comforters, a tub w/jets & shower, hair dryer, writing/dinning table for 2, mini refrigerator, microwave, coffee maker, TV, cable, Am/fm radio and
alarm clock, in-room safe, and in-room free wireless internet connection.

(ROOM IS EXACTLY AS IT LOOKS IN PHOTOS & WINDOW IS NOT OCEAN VIEW).
Keep in mind currently there is construction going on next door from Monday - Friday from 8:30 am - 5:30 pm
(except for Holidays and weekends).

You will be staying in the heart of Miami Beach, Condo/Hotel is at the intersection of world-renowned Collins Avenue and 65th Street. Condo is walking distance to shops, boutiques, beauty parlor, restaurants, Blockbuster video, pizzerias, N.Y. Bagels, publix, cvs, walgreens, laundry mat and much more.....

Location is very important when on vacation and here you have access to I-195 highway to the mainland which is the best. It is less than 25 minutes from the Miami Seaquarium, Bayside and other major attractions. It is just 20 minutes from Miami Int'l Airport, 15 minutes from the Port of Miami and 30 minutes from Fort Lauderdale Airport.

The 1st photo with the pool and ocean view is so you can see how close the beach is to the pool/cabana area (you are right on the beach) and photo no.2 is the view from the fitness room and patio area.

Features: Wireless Internet access is complimentary, the business center features fax & photocopy services. Concierge service, Laundry service, Valet and Management on site. Self-parking at the hotel is available (there is a $12.00 daily fee when staying as my guest which you will arrange directly with the condominiums front desk) or public parking is available a few steps away for less a day (check time at time of parking in case hourly schedule has changed).
This Condo/Hotel is fully a non-smoking environment. The Fitness Center overlooks the swimming pool and beach. The beach is quiet and private. Guests also may enjoy the Cafe Bistro for breakfast, casual lunch and refreshing drinks (features: creperie serves specialty coffees (Great lattes!), pastries, snacks and traditional crepes). Seating is available in the lobby or on the patio by the pool.

RATES:

Mimimum 3 nights. Rates vary by season.

November - April $100.00 - $125.00 per night (holidays & special events)
May - June $90.00 per night (holidays & special events $110.00)
July - October $80.00 per night (holidays & special events $100.00)

There is a $26.00 fee charged at check out for room cleaning by the front desk. Condo fee not mine, no exceptions.

Payment Must be RECEIVED in order to confirm RESERVATION.

Payment to be made via Money Gram / Western Union or pay thru paypal. Paypal service fees apply (3% within the US and 4% outside of the US). Rental amount fee $ + paypal fee % = total of $ amount to be paid thru paypal I will send you the invoice for payment. Keep in mind these are NOT MY FEES these are fees paypal charges for the service and they must be added to the amount in order for me to receive the correct amount for the rental reservation.
Full payment must be received prior to arrival (unless otherwise agreed at time of reservation). Once payment has been made you will receive a confirmation number and any additional information needed. Key will be provided at front desk (24 hr service) at time of check-in with your confirmation no. Your check-in is handled just like a hotel.

Cancellation policy:

Cancellations for a room reservation must be received SEVEN (7) days / 1 week prior to the expected day of arrival. On Special Events/Holidays, cancellation notice must be received up to TEN (10) days prior to arrival.
If cancellation of a guaranteed reservation is not received by the required dates, I will charge the full amount. Cancellations made after the required time are not entitled to any refund.
