Hosting your space can be such a unique experience. You can meet new people AND make money from your space!

I often think about people who are just starting out with hosting – what do you need to do? What are some things to keep in mind? So, I’ve compiled a few tips and tricks for making the most (and capitalizing) from being a host and listing your short term rentals.

Listing Your Space

Photography is key

Pictures speak louder than words. Think about all the times you’ve browsed future apartments, or rooms on the internet. If the pictures look good – the space will be more appealing. When photographing your space keep the following in mind:

- Feature as much natural light as possible – make sure your shots are bright and airy. This London short term rental is an excellent example! I can see myself there now…

- De-clutter your space! No one likes to see piles of clothes everywhere. Make sure that your space is neat and tidy when photographing – like this New York short term rental!

- Turn off that TV! It’s just a little thing that can go a long way – Make sure to turn off any computer or television screens when taking your shots – it makes the room look bigger and less crowded.

Market Your Space

- List the attractions and features that are close to you. Is your apartment close to the Eiffel Tower? Or the Empire State Building? Keep in mind that most of your guests will want to be close to transportation (subway, metro lines) and hotspots.

- List what bars, restaurants and parks are close! After all, if it’s local experiences guests are after, you’ll want to share your knowledge!

- Make use of our great Social Media tools – promote your listing (for free!) through Facebook, Twitter and Email. I wrote a post on this earlier, check it out!

- Make sure to keep your calendar updated and your prices current. If guests see open availability – when you’re not – it can be off-putting. So make sure to keep that calendar up to date with vacancies and bookings.

Communicate with Your Guests

- When a guest sends you an inquiry, make sure you respond ASAP. Keep lines of communication as open as you can so that there is no confusion or mix ups.

- Provide your guest with all necessary details for their stay (directions from the airport, your contact numbers, the name of anyone else they might be meeting, or any special instructions on the building).

- Encourage your guest to make a review after their stay! And remind them that you will also review them – it helps keep the traveling community going and the more reviews you get – the more bookings and references you’ll receive!
